Condo Renovations in Toronto and the GTA

A condo renovation covers the same work as a house renovation, kitchens, bathrooms, flooring, closets, lighting and full unit remodels, but it runs inside a set of rules a detached home never has. The building decides when you can work, which elevator you use, where the debris goes, and what paperwork has to be filed before anyone lifts a tool. Getting that part wrong is what turns a six-week condo renovation into a four-month one.

What a condo renovation covers

  • Kitchens. Cabinets, counters, backsplash, appliances and lighting, usually on the existing footprint because moving a condo kitchen means moving a stack.
  • Bathrooms. Full bathroom and ensuite remodels, waterproofing, curbless showers, vanities and tile.
  • Flooring and finishes. Engineered floor, tile, baseboard, doors, trim and paint, built to the building’s acoustic underlay requirement.
  • Layout changes. Removing non-structural partitions, opening a kitchen to a living area, adding closets and built-in millwork.
  • Full unit renovations. Complete gut and rebuild of a unit, usually while it is vacant between owners or tenants.

Building rules, elevators and booking: what actually controls the schedule

Every condo corporation runs its own renovation process, and it is the schedule driver more often than the trades are. In practice we plan for:

  • Board or management approval. Most buildings need a renovation request form, a scope description and drawings before work is approved. That approval can take weeks, so it is filed first.
  • Certificates of insurance. Management will ask for proof of liability coverage naming the corporation before mobilization. We supply this as standard.
  • Service elevator booking. Deliveries, demolition debris and material all move through a booked service elevator with padding installed, often in fixed time slots. Cabinet and tile deliveries are scheduled to those slots, not the other way round.
  • Work hours and noise rules. Most buildings restrict noisy work to weekday daytime hours, which changes how long a demolition phase takes.
  • Riser and shutdown coordination. Any plumbing change means a water shutdown coordinated through the building, with notice to neighbouring units.
  • Debris and protection. Corridor and lobby floor protection, and debris removal on the building’s route rather than the passenger elevator.

Insurance and documentation

Condo boards and property managers assess the contractor before they assess the plan. We carry liability insurance and provide the certificate of insurance on request, along with the renovation request paperwork the building needs.
