A whole-home renovation is different from updating one kitchen or bathroom. Once work reaches several rooms, walls are moving and electrical, plumbing, flooring and finishes overlap, every decision affects the next trade.

A full interior renovation may cover most or all of the finished space inside a house. The exact scope depends on what can stay and what needs to change.

Some homes need mostly cosmetic work while others are stripped back much further. That difference in scope has a major effect on both cost and schedule.
A large renovation needs to be sequenced so trades are not working against each other and finished work is not damaged by work that should have happened earlier.
For a limited renovation, sometimes. For a true whole-home renovation, moving out is usually the more practical option.
If the kitchen and bathrooms are unavailable, utilities need to be shut off at different stages, or demolition affects most of the main living space, trying to live around the work can create significant disruption. We discuss this during planning so you know which parts of the house will be usable and when.
There is no useful single price for a whole-home renovation because replacing finishes in an existing layout is fundamentally different from opening walls and rebuilding the interior. The following are 2026 GTA planning ranges, not a quotation for your property.
Rough planning range: $50–$100+ per sq. ft.
Typically involves keeping the existing layout while updating items such as flooring, paint, trim, doors, lighting and selected fixtures.
Rough planning range: $100–$225+ per sq. ft.
May include a new kitchen, multiple bathrooms, new flooring, electrical and plumbing work, extensive finish replacement and some layout changes.
Rough planning range: $225–$350+ per sq. ft.
Applies when substantial areas are opened to the studs, layouts change significantly or the project includes structural work, major mechanical upgrades and higher-spec finishes.
Planning ranges current as of September 2026. Actual pricing depends on the size and condition of the home, demolition required, structural work, kitchen and bathroom count, electrical and plumbing scope, finish selections and other site-specific conditions. A written project estimate is prepared after the scope has been reviewed.
A renovation contract should make it clear what you are paying for before construction begins. The written scope should identify the work being completed, significant materials and allowances, payment terms and the project schedule.
A fixed price applies to the work and selections defined in the contract. That is why the scope needs to be detailed: flooring, cabinetry, fixtures, demolition, trade work and other included items should not be left to assumptions.
Items specifically excluded from the contract, owner-requested additions and conditions that could not reasonably be confirmed before opening the building may need separate treatment.
If you decide to add work, upgrade a selection or change an agreed part of the renovation after the contract is signed, the change should be documented before that extra work proceeds. The change order records what is changing and any effect on price or schedule.
The contract sets out the deposit and subsequent payment schedule rather than leaving payments informal. Larger renovation projects are typically divided into defined stages so the payment structure follows the progression of the work.
This makes the financial side of the renovation visible from the outset instead of relying on verbal agreements as construction progresses.
Whole-home renovation requires several different skills. Some work can be completed by the general renovation crew while specialized scopes require the appropriate trades.

A contractor is responsible for more than the finished appearance of a renovation. The business and the trades working on the project also need to be managed properly behind the scenes.
