What a gym or fitness studio renovation covers

  • Floor build-up. The decision everything else rests on. Rubber over subfloor for general training, thicker shock layers or platforms in the free-weight zone, resilient sports surface in studios. It is a structural and acoustic decision, not a flooring choice.
  • Structure and impact. Dropped weights transmit through the slab. In a multi-tenant building or a condominium that is the complaint you get, so it is designed for at the start.
  • Acoustics. Isolation from neighbouring units, sound within the studio, and control of the music system so classes do not run through the wall.
  • Mechanical. Ventilation and cooling sized for real occupancy and real heat load, humidity control, and dedicated exhaust for change rooms and washrooms. Under-sized mechanical is the most common failure in a converted space.
  • Change rooms and washrooms. Showers, lockers, moisture-tolerant finishes, waterproofing and drainage done properly, plus barrier-free provision.

Planning the job

  • Get the equipment plan first. Rack positions, platform locations and cardio layout drive the blocking, the power and the floor build-up. Locking it late is what causes rework.
  • Occupancy load drives everything else. How many people the space is designed for sets the ventilation, the washroom count and the exit requirements.
  • Condominium and landlord approvals. An amenity gym runs on the corporation’s rules: approval, certificates of insurance naming the corporation, booked service elevator, restricted noisy-work hours and protected corridors. A leased studio runs on the landlord’s design criteria.
  • Phasing. Where members keep using part of the facility, we work in zones with hoarding and dust control and take disruptive work into closed hours.
