A restaurant renovation is not a fit-out with a kitchen bolted on. It is a mechanical and public-health project wearing a design front. The exhaust hood, the make-up air, the grease interlocking, the washroom count, the accessible path and the seating capacity all talk to each other, and get one wrong and the whole layout moves. What does a restaurant renovation involve?
It is a mechanical and public-health project as much as a design one. The kitchen exhaust hood, make-up air, grease interceptor, floor drains, washroom fixture count, accessible path and seating capacity all depend on each other, so changing one usually moves the layout.
Do I need a permit to renovate a restaurant?
Almost always, and there are usually two separate tracks. The municipal building permit covers the construction, and food premises are reviewed by the local public health unit on their own timeline. In a leased unit the landlord’s approval of drawings is a third queue. We confirm all three before design.
Can I stay open during a restaurant renovation?
Sometimes, depending on scope. Where it is possible we work in zones behind hard hoarding with dust control and take the disruptive work into closed hours. A full kitchen replacement normally needs a closure, and it is better to plan one short closure than a long half-open period.
What controls the opening date?
Approvals and equipment lead times, not construction. Lock the equipment schedule early, because every mechanical, electrical and plumbing decision hangs off it, and a change after rough-in is the expensive one.
