Retail Store Renovation Contractors in Toronto and the GTA

A retail renovation is judged on one thing: does the space sell better than it did before. That comes down to how customers move through it, what they see first, how the merchandise is lit, and whether staff can restock and serve without getting in the way. Deomax renovates retail stores across Toronto and the GTA, from a single unit refresh to a complete build-out of a bare shell, on one contract.

What a retail store renovation covers

  • Layout and customer flow. Entry zone, sightlines from the door, circulation width, fitting rooms, and where the cash and service counter sits so it controls the room without blocking it.
  • Fixtures and millwork. Custom display, wall systems, counters, back-of-counter storage, and the stockroom that stops the sales floor becoming one.
  • Lighting. The single biggest lever in retail. General, accent and display lighting, colour temperature that suits the merchandise, and controls.
  • Finishes. Flooring that takes traffic and carts, wall finishes, ceilings, and a storefront and signage package that reads from the street or the mall corridor.
  • Accessibility. Barrier-free entry, clear circulation, counter heights and washroom provision where the store has one.
  • Base-building coordination. Sprinkler and fire alarm modifications for a new ceiling or partition layout, HVAC distribution, electrical capacity, and demising walls in a subdivided unit.

What actually goes wrong on retail projects

  • Landlord design criteria. A mall or plaza lease usually carries a tenant design manual with rules on storefront, signage, ceiling heights, materials and who may touch base-building systems. It has to be read before drawings, not after they are rejected.
  • Fixture lead times. Custom millwork and display fixtures are usually the long pole, well beyond the construction schedule. They get ordered off approved drawings early.
  • Trading through the work. Where the store stays open, we run it in zones with hoarding, protect the merchandise, and take noisy and dusty work into closed hours.
  • Fixturing and opening. Construction handover is not opening day. The schedule has to leave room for fixturing, merchandising and staff training.

Permit requirements are set by the municipality and the landlord’s requirements by your lease. We confirm both for your unit before design starts. See our permits and process page.

Frequently Asked Questions

What does a retail store renovation include?
Layout and customer flow, fixtures and millwork, lighting, flooring and wall finishes, storefront and signage, accessibility, and coordination of base-building systems such as sprinklers, fire alarm, HVAC distribution and electrical capacity.

What is the most common thing that delays a retail fit-out?
Two things. The landlord’s tenant design manual, which sets rules on storefront, signage, ceilings and materials and has to be read before drawings rather than after they are rejected. And custom fixture lead times, which usually run longer than the construction schedule.

Can the store stay open during the renovation?
Often yes. We work in zones behind hoarding, protect merchandise, and take noisy and dusty work into closed hours. It extends the schedule but it keeps the store trading.

How long should I allow after construction finishes?
Construction handover is not opening day. Leave time in the schedule for fixturing, merchandising and staff training before you set an opening date.

References. We have not published a project gallery for this sector yet. What we can show you is the trade work underneath it, and there is plenty of it in our project gallery: commercial washrooms, commercial kitchens, partition and demising walls, structural repairs, flooring and corridor finishes. Ask for sector references at the site visit and we will tell you straight what we have and have not done.
