Interior Home Renovations in Mississauga
Mississauga is really several housing markets stacked on one map, and the interior work changes completely depending on which one you are in. Lakeview, Port Credit, Cooksville and Malton are full of 1950s to 1970s bungalows, back-splits and side-splits. Erin Mills, Meadowvale and Streetsville are 1980s and 1990s subdivision homes. Along Hurontario and around City Centre and Port Credit it is condo towers. The interior problems are not the same in any two of them.
What Mississauga homes actually need
- Bungalows and back-splits: the wall has to go. The 1960s plan separates the kitchen from everything else. Opening it up is structural work, which means an engineered beam, temporary support and a permit. It is the most common interior job in Lakeview, Cooksville and Malton, and the reason a “kitchen renovation” quote and a “kitchen renovation with the wall removed” quote are not the same number.
- 1980s and 1990s subdivision homes: builder-grade fatigue. Erin Mills and Meadowvale homes are structurally fine but dated. Oak everything, small ensuites, closed-off kitchens with a bulkhead over the peninsula. The work is finishes, layout tweaks and lighting rather than heavy structure, so it moves faster.
- Basements and second units. Mississauga allows up to two additional residential units, or a fourplex, on a detached, semi or town home, and an interior second unit has to be registered with the City under the Second Units Registration By-law. If a rental suite is the goal, the layout, egress and fire separation decisions have to be made before the framing goes in, not after.
- Condo units. Square One, Hurontario and Port Credit towers all run on building rules: management approval, a certificate of insurance naming the corporation, a booked service elevator, noise-restricted hours and an acoustic underlay spec. Kitchens usually stay on footprint because moving one means moving a stack.
Permits and approvals in Mississauga
Cosmetic work normally does not need a permit. Removing a load-bearing wall, altering plumbing or electrical layouts, finishing a basement as living space, adding a second unit or building a garden suite all do. Apply through City of Mississauga building permits, and see building more units on your property if you are adding a unit. Current as of August 2026.
