A laneway house, which Toronto calls a laneway suite, is a self-contained home built in the back yard of a lot that shares a property line with a public lane, with its own kitchen, bathroom, sleeping area and entrance off the lane.     Etobicoke laneway rules: the same by-law, a very different street grid

    Etobicoke is part of the City of Toronto, so the Toronto laneway suite by-law applies here exactly as it does downtown. Your lot has to share a property line with a public lane. The catch is that Etobicoke was mostly built as post-war subdivisions rather than the old Toronto grid, so public rear lanes are far less common. Plenty of Etobicoke homeowners come to us for a laneway house and find out their street has no lane at all. Check the City map of public laneways first. What decides Etobicoke lots:

    • Does a public lane actually exist behind you? The older pockets near Mimico, New Toronto and Long Branch are where you are most likely to find one. Most of central and north Etobicoke does not have them.
    • Emergency access. Same Toronto requirement, and the deeper Etobicoke lots can help here because there is more room to get to the rear.
    • Lot depth is your advantage. Etobicoke lots are generally deeper and wider than old Toronto lots, so where a lane does exist the buildable footprint is often better than downtown.
    • Mature trees. Etobicoke’s older neighbourhoods have large rear-yard trees, and Toronto’s tree protection rules will shape where the suite can sit.
    • Servicing run. A deeper lot means a longer trench for water, sanitary and hydro. Budget for it.
